Secured Properties once again congratulates Jay Chu and Ryan Yatman for breaking price per square foot records with the sale of the Single Tenant Denny's located at 635 South Vermont Avenue. The property hadn't traded ownership in over 50 years. The buyer bought this property and an adjacent Single Tenant auto property located at 643 South Vermont Avenue and has plans to develop high end, market rate multi residential units with ground floor retail on site. The purchase price of Denny's was $11,500,000 and the other site $3,950,000. Both sales closed concurrently in February 2015.

The sale took the better part of 18 months to complete and was not without its challenges. From the discovery of soil contamination, lis pendens and other non-disclosed seller agreements during the due diligence period Jay and Ryan were able to broker through all the complexities and successfully helped their buyer discover the problems and solutions. The sale closed in June of 2014 for a purchase price of $21,500,000. The developer plans on constructing market rate, luxury 400 multi-residential units with approximately 20,000sf of street level retail.

All the owners are out of state and Jay Chu and Ryan Yatman facilitated both the purchase and leasing of the property. The close of escrow was June 2014 with a record breaking price of $1,300,000 which equates to $866/sf.
